Two storey side extension including garage, combined with single storey rear extension
This property was purchased recently but in need of quite a lot of refurbishment. The owners made the decision to move into rented accommodation and undertake massive alterations to the property. Due to its position on a quiet but tiny cul-de-sac we advised that a side extension incorporating garaging would be ideal as this alleviates congestion on the road.
The age of the property being 25 years plus meant that bedroom sizes were not generous and of course there were no en-suites. Consequently the side extension was constructed to carry a more than average bedroom and extra bathroom. By adding this on, it gave us chance to alter the upstairs layout to the remaining house to a much more workable space.
Due to the downstairs layout not being to the clients liking, this was also extended to the rear. A single storey extension, the full length of the rear of the property was constructed which involved installing a RSJ (Rolled Steel Joist) spanning across the entire property. This made a far more spacious sized kitchen/entertaining room. The inside/outside feeling was obtained by fitting a large consertina door, which could be opened, accessing the decking/barbecuing area.
Time was paramount as a lengthy stay in rented accommodation was expensive and counter-productive. The clients were kept up to date on the progress of the work, and informed on a regular basis of any alternative improvements that we deemed to be of an advantage to them or the property.
